I am renovating a home I just purchased in Miami, Florida. The tricky room is a 25'x25' basically all glass(Loe) two story family room with a large opening on the second floor that opens down to the first floor. What makes it tricky is that I have no room for ducts due to the low ceilings on the first floor. I only have a closet for the air handler that connects the first floor with the second floor. I have a 4' wide x 2' space above the air handler closet to install 1 supply. The first floor duct would then connect through to the second floor to provide a similar 4'x2' supply for the second floor. Again it would only be 1 wall supply for the first and one for the second floor.
I have had various Hvac guys run their "numbers", but they have ranged from 2 ton-5 tons with most coming in at around 3-3.5 ton. I have even had some recommend mini splits saying the lack of duct work will not let the conventional system operate well. I don't know what to do at this point. Any help would be appreciated.
